Homeowners can now use an online portal through HAS to set up an online account and make payments using a major credit card or e-check (ACH). Click the image at left to visit the HAS website where you can log in and make your HOA payments.

Pool keys can be picked up from the management office. New owners receive 1 pool key free of charge. If you lose your pool key, there is a charge of $100 for a replacement key.
**Homeowners who purchase their home from a seller (not Shapell) should be sure to get their pool key from the old owner with the other house keys.

chevron_rightHow do I become a Board Member?
Thank you for your interest in serving our community by joining the Board. The Board holds elections at the Annual Meeting in October of each year. A Statement of Candidacy will be sent to all owners in July. If you are interested in running, we encourage your to fill out the form and return it to our property manager.

chevron_rightHow do I reserve the clubhouse?
You can check the availability online on the Clubhouse Reservations page!
Then call our management company (Homeowner Association Services) at 925-830-4848 and speak with Sandra. She will assist you with your reservation.
Complete the Clubhouse Rental Form, bring your completed rental application, $100/$125 rental fee and $500 deposit checks, and required insurance certificate to the management office to secure your date.
The business day before your event, you can pick up the keys to the clubhouse at the management office.

chevron_rightHow much are my dues and where do I send my payment?
Dues are $245 per month for 2022. Payments are due on the first day of each month and are late if they are not received within 15 days of the due date. Late payments will be charged a $10 late fee.

A full list of what your dues cover can be found in the Budget, but here's a quick breakdown:
Reserves (to pay for long term repairs to pools/streets/painting/roofing, etc.)
Common area landscaping, weed abatement & irrigation
Insurance on the building and common areas
Administrative expenses (management, tax prep, mailings, legal fees, etc.)
Pool and clubhouse maintenance and upkeep
Utilities (gas, electric, water) for the pools and clubhouse
Maintenance of the private alleyways and mailbox clusters, including lighting within the alleyway

chevron_rightWhat insurance does the Association have?
The Association has insurance on the structure of your home through Socher Insurance. You can contact them to obtain an Evidence of Insurance if you are refinancing your home or if your mortgage company requests one.
